This fabulous renovated Yunguilla villa offers buyers a stunning living compound, a fully-furnished weekend getaway, or a perfect business venture in the beautiful and peaceful Yunguilla Valley. The villa is currently operating as a sustainable guest house concentrating on the three R's of sustainability - reduce, reuse and recycle. The guest house --  Santuario Hibiscus http://www.santuariohibiscus.com --  is a part-time business endeavor for the current owners, but could easily be turned into a full-time vacationer's paradise should you want to get into the hospitality business or turn this property into a corporate retreat, health or meditation center.

The business has a solid reputation and has been operating since 2012. It is registered with the Ministerio de Turismo in Cuenca, with all permits in place. The villa can also be sold as a working farm. This incredible villa is situated in one of the most desirable climates imaginable, with an average annual temperature of about 23C (73.4F). Days are mostly sunny, but thanks to its  5,000 ft. altitude, the nighttime temperatures are also very pleasant. The 2.5 acres of land includes a 2,449 square ft (227.33 m2) main house that features four en-suite bedrooms, a renovated and a fully outfitted kitchen (detailed list of appliances and extras are available upon request) with granite countertops, spacious cabinets, and a kitchen pantry that is 8.4m2 (90sq.ft.) with shelving and an extra fridge.

The kitchen was completely torn down to its original Adobe, allowing the entire house to be temperature-controlled without air conditioning or heating. A living room, dining room, patio, social bathroom, office/reception, and a massage room are all part of the main house. All rooms face onto a big patio that is currently being used as the outside restaurant for the guesthouse with quality outdoor furniture (3 tables and 8 chairs) that are included in the purchase price. The original rustic-style country house was fully renovated to North American and European standards in 2011 and attention to detail is everywhere.  Keeping the romantic feel of an Ecuadorian Finca or farm, modern amenities including new plumbing and electrical, new surface areas in the entire house and surrounding land, exposed brick and high vaulted ceilings, as well as refurbished, original terracotta floors are all part of the amenities.

Solid concrete and steel subfloors were added keeping the original wooden floors pristine and strong. New, German plumbing (thermal fusion) is used for potable water; all grey water goes into leach fields for the sub-irrigation of plants and trees. Blackwater is disposed of into an existing septic tank.

The whole building – inside and out – has been cleaned, repaired, and painted with quality paint. All the woodworking has been stripped, sanded, and repainted; all glass removed, cleaned, and reinstalled. Windows in the rooms have been gasketed to keep out drafts. The old bodega was recently converted into a 174 square ft., handicap accessible separate guest or mother-in-law suite with a new roof and a large bathroom. The building also has an attached tool/storage area and an outside shower. A 179 square ft. laundry facility with ample covered drying space also serves as an irrigation and potable water storage area. A large cement tank holds 45'000 litres of water, making irrigation easy. The property has documented water rights in the current owner's names that will be transferred upon completion of the sale.

A combination outdoor BBQ area and fully equipped 114 square foot workshop (detailed list of tools available upon request) allow for efficient working with minimal use of space. The workshop houses the generator and the connection to power the house with the flip of two switches.

The land where the house sits is on the highest part and has big rock features. The property immediately surrounding the house is flat with lots of mature citrus trees. There is a fairly steep drop down to the level of the hammock area where the large cement tank resides, providing an additional permaculture feature with lots of space to grow more fruits and trees. This slope has a mix of existing mature trees such as avocado, guava, zapote, orange, papaya, and banana. The terrain then gradually slopes to the lowest part of the property where it flattens out and leads into a small coffee plantation (about 1’500 plants), with organically and shade-grown coffee that will please any coffee connoisseur. The plantation will let you try your hand at a new hobby or further pursue the coffee-growing end of this property.

The land is completely fenced in and has a registered survey – professionally done with GPS surveying techniques. The Yunguilla Valley has breathtaking views and great activities for nature lovers, including world-class bird watching, incredible waterfalls, and the Andean mountains. This property is also a place where you can literally live off the land, with opportunities to be self-sustaining, thanks to the richness of the soil and the warm, yet diverse climate. You can reach the mountains, the desert, and the jungle all within a 1 1/2 hour drive. The UNESCO World Heritage Site City of Cuenca is only an hour's drive away offering some of the best food and culture in Ecuador.

This tranquil and peaceful, sustainable property, located near the Santa Isabel region of the Yunguilla Valley is listed at $390,000.
